Surrounded by a fast-growing city and a stop on the new Hurontario Light Rail Transit (LRT) Line, the new Exchange District Neighbourhood in Downtown Mississauga is superbly connected to an array of amenities. The area, geographically bound to the east by Kariya Drive and to the west by Duke of York Boulevard is just south of the Square One Shopping Centre which offers more than 2.2 million square feet of retail space. This means that this upcoming community is very close to the greatest shopping and dining spots in Mississauga.
But that’s not it. A bold new development by Camrost Felcorp is set to unleash the area’s true potential with an innovative, mixed-use community. The project will include 4 residential towers, retail, dining, office and commercial spaces, a boutique hotel, new lush parks and thoughtfully designed public spaces.
The Exchange District master-planned community will also be created and curated by the impressive team of architects and designers brought together by Camrost Felcorp. It’s a game changer and not just for the lucky buyers but for Downtown Mississauga as a whole. The location itself gives the project a unique advantage for investors and those looking to lay down roots in the heartbeat of Mississauga.
When the 18-kilometre Hurontario LRT opens in 2022, the community will have enviable access to the TTC to get residence to Downtown Toronto as well as a better way to connect to Pearson International Airport. Pearson is also slated to collaborate with the Greater Toronto Airport Authority (GTAA) in the creation of a new transit hub called “Union Station West” opening in late 2020. YYZ is Canada's busiest airport but due to a lack of transportation options for those headed to Pearson for work or to catch a flight, more people are forced to drive there than Downtown Toronto daily. As this aviation hub employs roughly 49,000 workers on location, these current and future Airport employees will greatly benefit from the new transportation line and hub headed to Mississauga. Not to mention, Pearson largely contributes to the regions competitive employment ratio of .56 which is second to only Downtown Toronto as Canada’s largest employment centre. In 2016, Mississauga’s sky-high employment ratio meant that for every 100 residents there were 56 local jobs.
And speaking of employment, as bright as the future may be, Mississauga’s strong economy is already in full swing. There are currently 1,300+ multinational firms of which there are 61 Fortune 500 Canadian head offices located in the city's boundaries plus 30,000 workers commuting in from other cities. Mississauga is also the 3rd largest FIRE (Finance, Insurance, Real Estate) cluster in North America with a total of over 88,653 businesses in the region. Exchange District master-planned community will serve as a new community for those who want to live, work and play in Downtown Mississauga with easy access to amenities within and outside of the region.
The community's introductory building, Exchange District Condos, will rise 60 storeys, house 600 residential units and offers 20,000 square feet of amenity space. While the bedroom offerings are 1-bedroom, 1-bedroom + flex, 2-bedroom, and 2-bedroom + flex, amenities are a laundry list of indoor and outdoor spaces. Expect to see a fitness centre, indoor pool, function space with an outdoor terrace, pet wash and spa, basketball half court, parcel room, work from home space, lounge and much more. One of the building’s biggest highlights though is the extensive public piazza which will be surrounded by a collection of proposed retail amenities. Here one will find restaurants, cafes, a grocery store and a beer garden.
